In ongoing efforts to promote convenience and keep up with the modern tenant’s lifestyle, we utilize an online Tenant Portal that serves as a one-stop-shop
for managing all of your tenant-related needs. Each tenant has a personal portal where you can pay your rent, review payment history, submit maintenance
requests, view the status of past requests, and more. We invite you to take advantage of our electronic services.
Please log into your Tenant Portal to report a maintenance issue. Once logged in, you can submit a new maintenance request and view the status of any
previous requests. Requests are reviewed Monday to Friday from 9am to 4pm*.
*Emergency Maintenance issues- please submit the issue on your portal and also call 480-382-0115 to leave a voicemail with our answering service.

How do I pay my rent?
ONLINE PAYMENTS THROUGH YOUR TENANT PORTAL
As always, our team is available to answer any questions or help walk you through your first attempts,
just call our office at 480-382-0115 or email us with your issues.
Our office no longer takes ANY rent payments (either in person or via the mail)- If you do not wish to pay online, you can request a pays lip be emailed to you
in which you can then pay your rent at any 7-11 or Ace Cash Express location. Please email us if you need your pay slip.
When is my rent due?
Rents are due per your contract. All late fees begin at 5pm on the 1st of the month. Late fees are described in your rental contract. If you have questions
please feel free to call us. Since rent is only payable online or via over 100 valley wide locations- rent is due on the 1st regardless of when that falls (holiday,
weekend etc so please plan accordingly.)
***Please note: NO PARTIAL PAYMENTS OF RENT WILL BE ACCEPTED. ANY ACCRUED LATE FEES OR SERVICE OF NOTICE FEES MUST BE INCLUDED WITH
PAYMENT OF LATE RENT OR PAYMENT WILL BE CONSIDERED PARTIAL

Ability to pay your rent online is revoked during any month that rent is paid late. In order for online payment to be re-instated you must pay in
person with your payslip at 7-11 or Ace Cash Express.
How do I submit a repair request?
All repair requests need to be submitted via our online property management system via your Tenant Portal
For emergency issues after hours (before 9am and after 4:00pm Monday-Friday or on weekends) please still
submit your issue online and then contact us via phone to alert us of the emergency nature of your situation
via our answering service.
The following types of issues would be deemed "EMERGENCY" Fire, Flood, Fatality, break in that has left a window or door unsecured,
broken air conditioner or broken heater and the temperatures are "extreme"
(For example- above 90 degrees, or temperatures are below 55 degrees for extended periods of time)
What to Expect AFTER you have submitted a maintenance request:
A team member from The Spectrum Group at West USA Realty Revelation should review your maintenance request within four (4) business hours**. Our
normal business hours are Monday- Friday 8:00am-4:30pm Arizona time. Our office is also closed on all major US holidays.
If it is after 4pm Monday-Thursday, you may not hear from our office until 10AM the next day
If your request was submitted after 4pm on Friday, or at any time during Saturday or Sunday you may not hear from our team until 10AM Monday.
If this repair is of an emergency nature (See example of "emergency" above) Our vendors will at a minimum contact you during the same day the issue is
reported and will do their best to fix the issue in a timely manner with as little inconvenience to you as possible.
All non-emergency issues will be handled in the order in which that are received.
If you have not been contacted by a vendor within 2 business days, please let our office know so that we can follow up and get a status on their scheduling
and also provide you with the vendors contact info in order to call them directly.
If a vendor contacts you to schedule and discusses a "service call fee" this is a home warranty technician- inform them that they need to contact our office
directly (480-382-0115) to obtain payment of that fee over the phone.
